Covenants, Conditions & Restrictions (CC&Rs)

A set of legally binding rules established by a homeowners' association or developer that govern what owners can and cannot do with their property within a community.

CC&Rs cover everything from architectural standards and landscaping requirements to noise restrictions, rental policies, and pet rules. They are recorded with the county and run with the land, meaning they bind all current and future owners. Before buying in any planned community, buyers should read the CC&Rs carefully — violations can result in fines, forced compliance, or legal action by the HOA.
