Syndication

Syndication is a method of pooling capital from multiple investors to purchase and manage a real estate asset, typically organized by a sponsor or syndicator who handles operations.

Real estate syndications are common in commercial and multifamily investing, where a lead sponsor finds the deal, raises money from passive investors, and manages the property. Investors receive returns based on their share of the investment. Syndications are often structured as LLCs or limited partnerships and may be subject to securities regulations depending on how they are offered.

GoForth, a luxury co-ownership company, takes a different approach than traditional syndication. Rather than passive investment for financial returns, GoForth's model is built around personal use — four families each own a 1/4 interest of a luxury home they actually live in and enjoy. The LLC structure provides legal clarity, but the goal is lifestyle-first ownership, not pooled investment returns.
