Beneficiary

A person or entity entitled to receive benefits from a property, such as rental income or sale proceeds.

In real estate, beneficiaries can be named in trusts, LLC operating agreements, or insurance policies. The term matters most in estate planning — when property is held in a trust or corporate structure, the beneficiary designation determines who inherits the ownership interest or receives proceeds if the property is sold. Clear beneficiary designations prevent legal disputes and simplify transfers across generations.
